Comfortable small double room close to the centre

Comfortable single room with good quality pocket sprung small double bed, window seat, table and chair in freshly renovated flat 30 metres from Holyrood Park.

I spent 6 months and £50,000 stripping this flat back to bare walls and completely renovating it. This included complete redecoration, a new bathroom, new shower room, and refreshed kitchen and WC.

Decent wifi (108Mb), 2 USB-A and USB-C charging points and a short walk from the city centre through historic Holyrood Park.

The Space
This is private single room in a freshly renovated flat. This cosy room has a pocket sprung small double bed, large mirrored wardrobe with drawers, table, chair and window seat.

Each room is independently heated to ensure comfort. The bedrooms are automatically kept at 19° in the morning and evening, 18° during the day and 17° overnight. However the boiler is in a cabinet in this room and the room below requires the most heating so this room is usually 1-2° warmer than the schedule – ideal if you like to be warm. Fresh bedding and a towel is included.

There are sockets and a USB A and C charging point on either side of the bed. The flat has 108Mb fibre broadband accessed through strong MESH wifi.

Please note that the boiler is mounted high up on the wall in a cabinet in this room. I bought one of most expensive boilers on the market so that it could run 2 showers and operate reasonably quietly. The showers are fantastic (better than mine) and the central heating is almost silent. However you can hear the boiler when it heats water for a shower or sink. It is also a ground floor room looking onto the street in central Edinburgh. I’ve had 15 bookings in this room since the boiler was fitted and it’s only been an issue for two people who were both light sleepers. If you are a light sleeper this room is not suitable for you. Otherwise it’s a lovely room, my favourite after the huge ensuite room.

Guest access
This room, the other single and the double room (maximum 4 guests but usually 2 or 3) share the main bathroom, extra shower room and WC. The shower in the main bathroom is quite special with its powerful rainfall shower.

The 4 rooms (maximum 6 guests but usually 3 or 4) share the kitchen. The kitchen was pretty good when I bought the flat so only needed freshening up and I fitted mostly Bosch appliances including fan oven, induction hob, washing machine, dishwasher and microwave.

During your stay
I live 10 minutes walk away and work from home quite a lot so if you have a problem please get in touch, I’ll try to resolve it.

Other things to note
13 Waverley Park, EH8 8ER is just 30 metres away from the beautiful Holyrood. Walking through Holyrood Park is my favourite way to get to The Royal Mile and historic Old Town. It takes about 10 minutes.
