The Fringe is brilliant, chaotic and very capable of making sensible people think five shows in different parts of town is a plan.

Book early, stay near the venues you will use most, leave gaps, eat properly and do not cross town between every show.
Choose an area by venues
Southside and University areas are useful for many venues. Holyrood and Old Town can be excellent for classic central access. Easter Road can work if you want a more local return at night.
Do not pick purely by cheapest-looking map pin. In August, a bad route gets old quickly.
How to stay sane
Leave time between shows. Eat proper food. Do not rely on taxis at peak moments. Carry a waterproof layer even when the morning looks smugly bright.
A calm base matters more during Fringe than during most trips.
